The land parcel was sold by George Hoffman and Gun Club Road Real Estate Program, LLC and purchased by a subsidiary of Aspen Capital Partners.
The approximately 55-acre site, which is zoned Airport District (AD) in the City of Aurora, has been entitled for an 800,000+ SF, class A industrial park conveniently located along the E-470 corridor in Aurora. This location will offer end-users great accessibility to the fast-growing communities on the east side of the Denver metropolitan area. The Buyer, Aspen Capital Partners, has been working through the zoning and entitlement process since 2021. Planned improvements include roadway, traffic, and utility infrastructure. Further approvals from the City of Aurora will be required prior to any vertical development taking place.
